Terms and Conditions

The terms and conditions listed below are for the protection and benefit of all parties involved.

  1. Serenity Hill Cabin (and it's owners) are not liable for loss or damage to property belonging to customers or their guests for any reason, including but not limited to; fire, theft, water, hail, lightening, explosion, or failure of utilities - unless caused by willful, gross negligence on the part of the owners.
     
  1. NO SMOKING INSIDE OF CABIN! Any damage or extra cleaning costs resulting from the use of tobacco products will be charged to the customer, whether the damage is inside the cabin, and/or damage to any outside structure, including but not limited to decks and deck furniture. (Ash cans are provided in several places on the outside decks. Please be careful with your tobacco products.)
     
  1. NO PETS OF ANY KIND ALLOWED ON PROPERTY! Violation of this rule could result in immediate eviction, forfeiture of any money held by Serenity Hill Cabin, plus any costs associated with extra cleaning and/or damage to the cabin or any of its contents.
     
  1. Fires are permitted ONLY in the fireplace located inside the cabin. (Firewood will be provided free of charge from October 1st to April 30th.) Any violation of this rule will result in immediate eviction and loss of any money held by Serenity Hill Cabin.
     
  1. NO FIREWORKS (or any activity that increases the chance of fire) are allowed at Serenity Hill Cabin. Violations of this policy will result in immediate eviction and forfeiture of any money held by Serenity Hill Cabin.
     
  1. You must be AT LEAST 21-years-old to book the cabin.
     
  1. A legal adult must accompany children at all times.
     
  1. Serenity Hill Cabin is inspected and inventoried before and after each stay. Damage (in excess of normal wear and tear) or missing items that occur during your stay will result in additional charges to the registered guest in order to repair or replace the damaged/missing item(s).
     
  1. Over-occupancy (more than 8 guests), disturbing the peace, or any activity that requires intervention by the local authorities could result in immediate eviction and forfeiture of any monies held by Serenity Hill Cabin. (Please respect the residents and other guests of Paradise Landing Resort.)
     
  1. Serenity Hill Cabin will make every effort to correct any problem(s) with the cabin and/or any items related to it in a timely manner. No refunds will be given for unreported problems, inclement weather, or early departure.
     
  1. Housekeeping - Even though a cleaning fee has been added to your bill, a certain degree of housekeeping is expected of our guests at Serenity Hill Cabin. (The purpose of the cleaning crew is to prepare the cabin for incoming guests. To this end, they will be making beds, washing towels/bedding, cleaning/sanitizing bathrooms, bedrooms, kitchen, sweep/vacuum floors, stock supplies, service the hot tub, clean the gas grill, etc. - all within 4 hours in most cases.)

    You can help by:

    - Removing all items from the refrigerator/freezer
    - Putting all dirty dishes in the dishwasher and starting the cycle
    - Stripping the beds that were used and putting the linens (along with all used towels and washcloths) in the Jacuzzi tub in the master bedroom.
    - Returning any furniture that was moved from it's original position.
    - Removing all trash (papers, bottles, cans, etc.) from all rooms and decks and placing it in the trash cans on the front deck and screwing the lids down.

    (By performing the above tasks, you will help insure our cleaning crew has adequate time to prepare for incoming guests, and also insure you will not incur any extra cleaning fees.)
     
  2. Serenity Hill Cabin reserves the right to monitor areas of the property determined to be within the public domain. Any activity taking place outside of the cabin and its associated decks (deck landing, parking area, driveway) may be monitored and recorded.

INDEMNIFICATION: Guest agrees to release Serenity Hill Cabin from all liability should anyone in the party be injured upon the premises during the term of occupancy resulting from any cause whatsoever, except in the case of personal injury caused by willful, gross negligence on the part of Serenity Hill Cabin and/or it's owners.

CANCELLATION POLICY: Cancellations made more than 30 days prior to arrival date will received a full refund, minus a $50 processing fee. Cancellations made within 30 days of scheduled arrival date shall not receive a refund, unless those dates are re-booked. We will make every attempt to re-book those dates. However, any money for dates that are not re-booked will not be refunded. In the event all of the cancelled dates are re-booked, the $50 processing fee will still apply.

LAKE LEVEL POLICY: Douglas Lake is a Tennessee Valley Authority (TVA) regulated reservoir. Water levels in the reservoir fluctuate an average of 41' over the course of a year. The TVA tries to maintain a summer pool of 990' - 994' above sea level from June 1st - August 31st, although that may not always be possible - especially during periods of severe drought. The dock at Serenity Hill Cabin is fixed at 985'. Therefore, docking a boat at the cabin dock is not an option when the water level falls below 985'. Serenity Hill Cabin will not be held liable for any damage to any vessel, nor will Serenity Hill Cabin be held liable for docking fees or expenses incurred under these conditions.  

By checking the box, "I agree to the Terms and Conditions" on this form, you are agreeing to all of the above, and are also authorizing your credit card to be charged for the repair of any damages, extra cleaning fees, or missing items (up to $250) caused by you or a member of your party during your stay at Serenity Hill Cabin. If the damage or loss is in excess of the $250 limit charged to your credit card, you will still be liable for the balance.
